Long Term Planning and Funding Proposal

                                

a) Change all iron gate/protection doors to ensure a uniform look in the building. We have 3 models in mind for now: an iron gate like # 401, an aluminum door like # 403, or a black metal option. Options will be presented for vote if moved forward to the owners.
 

b) Upgrade gas and water pipes in the 5 towers.  While this is not an urgent repair, a few water leaks have sprung in condos so we need to consider doing this at some point.
 

c) Redo the Amapas face of the building by possibly adding false columns, flattening the edge and top of the balconies, hiding the balcony drain pipes and finishing the face of the building with ceramic tiles.  This would save much money spent on painting the building every year.
 

d) Create a roof top terrace with a lounge area, showers and possibly a kitchen/dining area .

e) Redo garden first floor, with ceramic floors and wall and put aluminum wall to hide the under side of Abedul street.
 

f) Redo the pavement (now red) on street in front of the lobby of the 4th floor entrance .

 

g) Add extractors/ventilation to each tower (5) to control smell and humidity in them.
 

h) Change a number of supports beams of the 9th floor roof currently affected by termites.
 

i) Design an intercom or other system for both entrances to allow owners/renters to screen and let in guests using either a phone or alternate system (Options will be investigated to accommodate those owners without phones).
 

j) Install a garage door on the garage across from the 4th floor entrance.

 

k) Improve BBQ area to make it more functional, including counter space, a fridge, running hot/cold water and a roof with improved lighting for cooking in the evenings. A plan and costing to be presented for vote at the 2023 convocation.

 

l) Add an enclosed/air-conditioned health center/work out room with limited cardio and free weight equipment in the lobby of the 4th floor rear entrance. 
 

m) Add ceiling fans with dimmable lights to all balconies to divert cigarette smoke from surrounding balconies and provide additional cooling, especially for owners and renters during the summer hot season.
